Life Safety Systems

The building is monitored by a Cerberus Pyrotronic MXL fire panel, a two-stage addressable system. All floors are sprinklered and equipped with firehose cabinets and extinguishers. A speaker system is used to alert, evacuate and/or page tenants. An emergency generator provides back-up power for emergency systems and lighting.

Mechanical Systems

A computerized Metasys Facility Management System (FMS) monitors and controls the HVAC equipment throughout the building. Treated air is supplied through a dual-duct system while mixing boxes distribute the air to interior and perimeter diffusers. Each mixing box has its own thermostat, allowing precise temperature control with a minimum of 20 percent fresh air supplied at all times.

Lighting System

One James Street North is equipped with a computerized G.E. total lighting-control system with floor lights programmed depending on occupancy. Tenants are provided with a telephone number and code to control extra lighting as required. The lights contain electronic ballasts, single fluorescent T-8 tubes with reflectors and prismatic acrylic lenses. The grid pattern is one continuous row every five feet. Emergency lighting is provided for exits and lobby areas.
